CRACKING THE CRYSTAL MAZEThe Team met up for the annual summer get together and this time we hit the streets of London.Everyone had an amazing time at The Crystal Maze Experience, which included some challenging team building games.The fun went on long into the night, but there is no photographic evidence of this!It was a great way for the newest members of the team to get to see the non-work side of their colleagues.

    SUSTAINABLE OFFICE BUILDING Powell Williams are pleased to have assisted Capreon to acquire for Sapphire Propco LLP landmark office building Technique, 132 Goswell Road, London. The offices have sustainability at their core, re-using the existing concrete structure which was exposed and strengthened, with three floors of exposed glulam timber structure added to create 74,000 ft2 Grade A office accommodation with high efficiency air conditioning and lighting, to achieve EPC A and BREEAM Excellent ratings. Martin Hunt, Powell Williams, who led the TDD notes ‘the building ticks all the sustainability boxes and uses materials and designs of the highest standards, but is fundamentally a quality office building that meets the modern office needs of creating an engaging space to collaborate, that home working cannot match. It is a good honest building and I hope the gin distillery history of the site will be celebrated for years to come on the roof terrace!’https://lnkd.in/eX3Q5yFz

    LIGHTS ON AND DECKED OUT IN BLACKPOOLThe new multi-storey car park constructed in the town centre will provide 1300 car parking spaces over seven levels. It forms the first phase of a wider town centre regeneration within this part of Blackpool. The car park will open soon following completion of fit out by the Council, the Operator, and will include 25 electric vehicle charging points and is targeting to achieve Park Mark ‘Excellent’ standard. The development was funded by Universities Superannuation Scheme and Powell Williams LLP provided development monitoring services for the funder. Paul Scourfield of Powell Williams commented ‘this was a challenging development, with several logistical issues to overcome given the site location combined with progress of the works regularly impacted by weather, but the end product will deliver a great new parking facility “.

    NEW ROLESThe Building Regulations etc (Amendment) (England) Regulations 2023 is one of a number of secondary regulations brought in under the Building Safety Act 2022. However, unlike some of the other regulations, the amendment regulation applies to all construction works that fall under the Building Regulations, irrespective of building height or safety risk. From 1 October 2023 any building works which have not already received Building Regulations full plans approval and not started before 6 April 2024 will fall under this regulation and will require a new Building Regulations application be submitted. This includes domestic works and any small refurbishment if the works fall within the existing definition of construction works under the Building Regulations, for instance over-roofing a warehouse to improve the EPC rating. Cosmetic refurbishment not already requiring Building Regulation approval remains unaffected.The Amendment Regulation creates the new roles of Principal Designer and Principal Contractor who must be appointed at the commencement of the design stage (PD) and before the commencement of construction work or before making a building regulation application for Higher Risk Buildings (PC). These are distinctly different roles to those under the CDM Regulations of the same name.Under the new regulations, the client is required to sign a statement confirming that ‘the work complies with all applicable requirements of the Building Regulations’ and the Building Regulations Principal Designer is required to declare that they have fulfilled their duties under the new Regulations. This duty is to plan, manage and monitor the design phase to ensure that the design is in compliance with all relevant requirements of the Building Regulations. These signed declarations are required by the Building Control Body prior to them issuing their final certificate and occupation of the building. The new Regulations only appeared in October 2023 and like the rest of the construction sector we are trying to understand and work out the detail. The Regulations contain many other details and there are different procedures for High Risk Buildings. The key message here to convey though is that in most situations clients will now need to appoint an extra role to the project team, in addition to the CDM PD and Building Control Approver to do what may on the face of it be a very similar role, but is actually a totally different function and legal requirement that has confusingly been titled the Principal Designer. It has never been the case that we could rely on receipt of a Building Regulation Completion Certificate to demonstrate compliance with the Building Regulations. It is now clearer than ever that the new Regulations are shifting the burden of evidence compliance away from the Building Control Approver.Please contact David Hollingsworth you wish to discuss the Building Regulations etc (Amendment) (England) Regulations 2023 further.

    This time last week, Daniel Reynaldo, Associate in our Birmingham office had just concluded a five match T20 cricket series in India, with the final game played at the biggest cricket stadium in the world; The Narendra Modi Stadium!Dan represents the England Physical Disability team as a right-arm off-spin bowler, with this trip being the team's first ever to India. Although the team put on a brilliant performance, the hosts came out on top winning the series 3-2.

    Powell Williams are delighted to have recently been appointed by Chris Stevens and Steve Williams of FRP Advisory Trading Limited, the Joint Administrators of Waterside Construction Southwest Limited and Valley Estates South West Limited (both in Administration) (“the Joint Administrators”), to assist them in relation to the demolition of redundant buildings and infrastructure at The Old Creamery in Torrington.Services being provided include advising on Party Wall matters, acting as Principal Designer, undertaking the risk management during the demolition sequencing, and acting as Monitoring Surveyor undertaking monthly inspections reporting on progress and financials.The Old Creamery is an important historic building within the local community having been at the centre of economic influence and employment. The demolition and remediation of this site will herald a new beginning, with planning consent held for over 170 residential dwellings.
